Geneva, Monaco, Luxembourg, Brussels: ChatGPT names only five or six real estate agencies per city

We asked ChatGPT for the best real estate agencies in Geneva, Monaco, Luxembourg and Brussels. It names five or six per city. As far as AI is concerned, the rest don’t exist.

We asked ChatGPT for the best real estate agencies in Geneva: cover of the Pandorra Studio test

On October 21 and 22, 2026, we asked ChatGPT for the best real estate agencies in four cities where we work: Geneva, Monaco, Luxembourg and Brussels. And, in a more specialized niche, for the best concierge services in St. Barts. Each time, five or six names. As far as AI is concerned, the rest don’t exist.

The test

We used chatgpt.com without logging in, to avoid any personalization. We asked the same question for each city, word for word, in French:

  • “Quelles sont les meilleures agences immobilières à Genève ?” (What are the best real estate agencies in Geneva?), then Monaco, Luxembourg and Brussels;
  • “Quelles sont les meilleures conciergeries à Saint-Barthélemy ?” (What are the best concierge services in St. Barts?)

What ChatGPT answered

  • Geneva (October 21): Naef Immobilier, Comptoir Immobilier, BARNES Genève, SPG, Neho Genève and Millenium Properties, plus Sotheby’s International Realty Genève for the high end.
  • Monaco (October 22): Monte-Carlo Sotheby’s International Realty, BARNES Valeri Agency Monaco, Monaco Properties, Petrini Exclusive Real Estate Monaco, La Costa Properties Monaco and DAMENO Monaco Real Estate.
  • Luxembourg (October 22): NOVIN’ Real Estate, BARNES Luxembourg, Engel & Völkers Luxembourg, B Immobilier Merl and EIRES Real Estate.
  • Brussels (October 22): MYIMMO, Espace Immo Brussels, ERA Châtelain Schuman, Expertissimmo, Engel & Völkers Bruxelles and Brussels Sotheby’s International Realty.
  • St. Barts, concierge services (October 21): My Villa in Saint-Barth, M2M Services, Le Barth Villas, INSTANT St-Barth, St. Barts Blue and Le Collectionist.

The same networks come up from one city to the next: BARNES, Sotheby’s International Realty, Engel & Völkers. Their name is identical everywhere: on their websites, their listings and in directories. For AI, these names are easy to cross-check.

In every case, there is no page of links to scroll through: just a few names, presented as a recommendation. ChatGPT says so itself: this is not an official ranking. Yet it is the answer your customers get.

Where these names come from

ChatGPT shows its sources. They are almost always the same: an industry directory or portal, reviews, the official website.

  • Geneva: the Régie Genève directory, Google reviews, the agencies’ websites.
  • Monaco: the directory of the Chambre Immobilière Monégasque, Google listings, official websites.
  • Luxembourg: the habiter.lu portal, the directory of the Fédération Immobilière du Luxembourg, Google reviews, official websites.
  • Brussels: official websites, Google reviews and the Zimmo portal.
  • St. Barts: review and testimonial pages, Google reviews, official websites.

AI doesn’t just read your website. It cross-checks what others say about you: directories, reviews, testimonials. A business can be excellent and still be left out of the answer if that information is missing, contradictory or hard to read.

GEO, in plain words

SEO is about ranking well in Google’s results. GEO (Generative Engine Optimization) is about being cited in an AI’s answer: ChatGPT, Gemini, Perplexity or Claude. The term comes from a research paper published in November 2023, “GEO: Generative Engine Optimization”.

SEO still matters. But Google is no longer the only place your customers search: they also ask their AI directly. The two work hand in hand.

What gets a business cited

  1. A website AI can read: public pages with your services, areas and contact details written out clearly, plus structured data.
  2. The same name everywhere: website, Google listing, directories, social media. Spell your name three different ways and AI no longer knows it’s the same business.
  3. Directories and reviews: that’s where AI checks. Your industry directory and your Google reviews count as much as your website.
  4. Content that answers your customers: the questions they ask ChatGPT, with your own answers.
  5. Mentions by others: partners, local press, articles. A business cited outside its own website is more likely to be picked up by AI.
  6. Monthly tracking: ask AI the same questions again and note who gets cited.
